Molds can cause nasal stuffiness, throat irritation, coughing or wheezing, eye irritation, or, in some cases, skin irritation. People with mold allergies may have more severe reactions. Immune-compromised people and people with chronic lung illnesses, such as obstructive lung disease, may get serious infections in their lungs when they are exposed to mold. In 2004 the Institute of Medicine (IOM) found there was sufficient evidence to link indoor exposure to mold with upper respiratory tract symptoms, cough, and wheeze in otherwise healthy people; with asthma symptoms in people with asthma; and with hypersensitivity pneumonitis in individuals susceptible to that immune-mediated condition. The IOM also found limited or suggestive evidence linking indoor mold exposure and respiratory illness in otherwise healthy children. [Center for Disease Control]

 

Visual Signs of Moisture

Materials like OSB that are used on the exterior of your home under stucco, stone facia and other siding products act like a very large sponge. Water getting into the walls usually occurs at a very slow rate. In fact, bulk water entry from rain is usually a very slow process and may not occur every time it rains. This slow process begins to saturate the structure of the home, which may not dry before the next rainfall occurs. The process of soaking the materials in the walls of your home is slow and occurs over a prolonged period of time, but if left unaddressed, the structure will begin to deteriorate and leave a rotting mess that only gets worse with time – including large areas of mold.

Buying a home . . . what you need to know

It’s not what you, or your home inspector can see that matters most. It’s the moisture environment hidden in the walls that matters. After most of the moisture tests we conduct, we discover the home inspector did not visually see the moisture and mold damages we find in the structure of the home.

Unlike one of our Certified Moisture Test Consultants, a traditional home inspector only gives an opinion based only on visual observations, knowledge, and experiences using “non-intrusive” testing tools. Non-intrusive testing tools like moisture wall-scanners only scan for moisture in the sheet-rock and infrared cameras only show temperature differences. Neither accurately identify moisture that is occurring inside the wall cavity. Intrusive testing is the only way to accurately assess moisture issues.

 

 

Selling a home . . . what you need to know

We stress to any current or future seller, to have a moisture test completed before they have a potential purchase agreement. We have seen too many hidden moisture situations that cause a home closing to fail, or become significantly delayed.
